East Austin Neighborhoods
The explosive growth of the city as a whole spills over to the East Austin area, making it quite favorable for many of the newly constructed business centers and other new developments, both for commercial and residential sites. Over the last decade or so, the area has been revived by house flippers renovating their properties and new builders which led to the nearby neighborhoods seeing an increase in gentrification overall.
In East Austin, one can find any kind of architectural style which appeals to different types of people from traditional, to futuristic eco-friendly and simply functional.
Home buyers love the neighborhoods in Springdale, Forest Heights, MLK, Rosewood, Guadalupe-Saldana, Govalle Windsor Park, and Rathgeber Village, all of which are popular spots for single-family homes, townhouses and condos. Most of the vacant land lots in this area are at a higher premium and don't last very long on the market. The area is located in Travis County and includes the zip codes of 78723, 78702 and 78721.
The eclectic homes built in East Austin range from mid-century traditional to modern style, and land lot size varies from big to miniature. Over time many of the older homes have been torn down in order to use their lots for new construction, and some of the more recent homes built in Austin have emerged in the neighborhoods of East Austin particularly in the areas closest to downtown. The area has been uplifted both technologically and aesthetically due to the renovations caused by the rapid growth of the Greater Austin Area. It has become a desirable destination for prospective home buyers who wish to live relatively near to Downtown Austin.

The community is full of vigor, embracing change which leads to growth and it’s definitely among the hottest areas in town for prospective home buyers to invest in or lease a home.
East Austin Schools
Serving the East Austin area, Austin Independent School District (AISD) has about 84,500 students currently enrolled. The AISD includes 129 different schools with 16 high schools,18 middle schools, and 84 elementary schools. AISD will automatically accept students that live geographically within the district that they serve and determine whether a student living outside the district may be eligible to attend due to special circumstances, specific talents or programs only provided by certain schools.
There are some private and religious schools available as well that give parents the option of outstanding alternate education for their kids.
